What is a home inspection?

A home inspection is an objective visual examination of the physical structure and systems of a house, from the roof to the foundation. (ASHI) 

When should I book and appointment?

We  book appointments once both the buyers and the sellers have signed the contract. If the house has been winterized or the utilities are off, we schedule after the utilities are confirmed to be on in the home.

Do I need to be there for the Inspection?

The inspection can take place without you there, however we strongly recommend you are present while the entire inspection takes place. You learn more about your home if you are present, as you and the inspector can discuss any concerns while looking together at the items. It is an opportunity to ask questions that you would not have otherwise thought to ask. Clients who are at the inspection have a better grasp of the findings and maintenance tips.

What about mold and insects/rodents?

Mold occurs when there is a moisture problem. This can be a leak, condensation or lack of ventilation. The most important way to stop mold growth is to fix the cause of moisture problem and then clean up the mold so it won't come back. Our inspector always looks for moisture problems and will point out any potential issues or mold he sees. He will then suggest ways to eliminate the problem. We do not think asking you to pay for a lab to identify the mold will give you actionable information...it doesn't matter what kind of mold you have. We want to help you fix the moisture problem and stop the  mold from returning.

Only an exterminator can do a insect/rodent type inspection. We are not exterminators. However, you may want to wait to see what the inspector finds. If our inspector sees evidence of insects or animals, he will  suggest you get an expert to confirm his findings and take care of the problem. 

What is not included in the inspection?

Although this is not an exhaustive list, the following are not inspected or tested : pools, septic and well, cosmetic items, lead in water and paint, asbestos, mold testing, insect/rodent inspection along with items or systems not visible to the naked eye. Also, although we do check appliances like washers, ovens and microwaves to make sure they operate. We do not check how well they clean or the accuracy of the temperature in the oven.

What do you charge?

We base our prices on how much work the home is to inspect. We ask questions like how many furnaces, air-conditioners and kitchens are in the house. We do not base our price on the selling price, as that can be more indicative of location then size. We offer radon testing only to our inspection clients. We charge $225 for an active monitor radon test. Our inspector is a Radon Measurement Professional.
